Contract-grade durability

Contract furniture meets a higher bar than residential, high-traffic durability, fire-safe materials, and finishes specified to survive humid, coastal and high-traffic environments. We manufacture every piece to commercial standards so it holds up across an entire property.

FF&E or OS&E, what we cover

FF&E is furniture, fixtures and equipment: the items that stay with the property. Casegoods and headboards, guest-room and suite seating, wardrobes and desks, lobby and restaurant furniture, terrace and pool furniture. OS&E is the operator’s consumable side, linen, tableware, glassware, uniforms. We supply the furniture within FF&E, and we will say plainly which lines of a mixed specification we can and cannot cover rather than quoting around the gaps.

Independent and boutique properties

Most FF&E supply chains are built around brand standards and large repeat runs, which is why an independent property often gets quoted badly. Because every piece is made to order, there is no catalogue minimum to hit: a 20-key boutique hotel specifies the same way a 200-key resort does, and pays for what it actually orders. Non-standard rooms, a converted heritage building, irregular suites, a rooftop terrace, are the case made-to-measure is built for.

Budgeting a package

Specification, production and installation

Send drawings, elevations, finish schedules and any COM direction and we build to them; if the specification is still open, we design to the brief and issue drawings for approval first. Nothing is cut until you sign off. Production runs about 10–16 weeks depending on materials and volume. Delivery is DDP with duties prepaid and white-glove installation, crated, insured, carried in, assembled, placed and snagged before handover. See how delivery and import duties work.

What is FF&E, and do you handle the whole package?

FF&E is Furniture, Fixtures & Equipment, everything that makes a property operational. We single-source the full package: design, manufacturing, import and installation, as one point of contact.

Do you manufacture the furniture yourselves?

Yes, we design and manufacture every piece in our own factories to contract standard, then manage import, delivery and installation, so quality and accountability stay with one team.

Do you handle import, customs and installation?

Yes, we manage the entire logistics chain, from manufacturing and freight to customs and on-site installation, so you never coordinate suppliers or shipping yourself.

What is the difference between FF&E and OS&E?

FF&E covers furniture, fixtures and equipment, the fitted and loose items that stay with the property: casegoods, seating, headboards, wardrobes, restaurant and lobby furniture, outdoor furniture. OS&E (operating supplies and equipment) covers the consumable and replaceable items an operator buys separately: linen, tableware, glassware, uniforms. We supply the furniture side of FF&E. If your specification mixes both, tell us and we will mark clearly which line items we can cover.

Do you work with independent and boutique hotels, or only large groups?

Independent and boutique properties are most of our work. Because every piece is made to order rather than pulled from a standing catalogue, there is no brand-standard minimum to meet and no need to order hundreds of identical rooms to get a sensible price. A 20-key boutique property and a 200-key resort go through the same process.

How do FF&E lead times work on a project schedule?

Production runs about 10–16 weeks depending on materials and volume, plus shipping. On a construction programme the sequence that works is: specify during design, place the order once drawings are frozen, build while the property is being finished, and install after paint and flooring are complete. Tell us your handover date and we will work backwards from it.

Do you handle installation and handover?

Yes. Pieces arrive crated and insured, and are carried in, assembled, placed and unpacked, not left on a loading dock. We ship DDP with duties prepaid, so there is no customs bill or brokerage paperwork at your end. Snagging is handled before sign-off.

Can you build to our specification and drawings?

Yes, that is the normal route. Send drawings, elevations, finish schedules and any COM/COL fabric direction, and we build to them. If the specification is still open, we design to your brief and issue drawings for approval before anything is cut.

What warranty covers contract furniture?

Every piece carries an 18-month warranty against defects in materials and workmanship, extended to 3 years on solid-wood pieces. Because we manufacture in our own factories, replacement parts and matching additional pieces can be produced later from the same specification.
